The 25 things that actually lead to closings in your first 90 days. No fluff — just the work that matters. Free from Launch Axis.
Days 1–14: Foundations
Write your sphere list. Every person you know — aim for 100+ names. This is your first database.
Set up a simple CRM. Even a spreadsheet works. Enter every sphere name with a phone number.
Announce yourself. Call or text your whole sphere: "I just got my license — who do you know thinking of buying or selling?"
Claim your Google Business Profile. Free, and it's how local buyers find you.
Pick your farm area. One or two neighborhoods you'll learn better than anyone.
Learn 10 active listings by heart. Price, beds, baths, story. Knowledge builds confidence on calls.
Days 15–30: Get visible
Host or co-host an open house every weekend. Borrow other agents' listings if you have none yet — it's the cheapest way to meet buyers.
Build your buyer consultation script. One page: how you work, what you need from them, next steps.
Build your listing presentation. Even with zero listings, have the deck ready before you need it.
Start the 5-minute rule. Every new lead gets a call within 5 minutes. Set up phone notifications so none slip.
Post 3x per week. Market updates, behind-the-scenes, one client win (even a small one). Consistency beats polish.
Days 31–60: Build pipeline
Work expired and withdrawn listings weekly. Owners who failed to sell are often open to a fresh conversation.
Follow up with every open-house visitor within 24 hours. Then again at day 3 and day 7.
Ask every happy contact for one introduction. Referrals compound — one per week is 50 a year.
Shadow a top producer for a day. Watch how they run appointments and handle objections.
Review your numbers weekly. Conversations, appointments set, appointments held. What gets measured gets done.
Days 61–90: Systematize
Turn your follow-up into a routine. Same blocks every day: new leads, hot leads, sphere touches. No lead goes more than a day without contact.
Document your listing process. From signed agreement to closing day — a checklist you can hand to an assistant later.
Get one testimonial. Even from a buyer you helped informally. Social proof starts somewhere.
Re-contact your full sphere. Second touch: market update + "who do you know?" Most referrals come from the second ask, not the first.
Decide what to delegate. By day 90 you'll know which admin work eats your selling time — that's the first thing to hand off.
The daily non-negotiables
2 hours of lead generation before noon — calls, door knocks, or follow-up. Every day.
Every lead touched same-day. No exceptions. Speed wins clients.
CRM updated before you sleep. If it's not in the system, it didn't happen.
One piece of content. A post, a video, a market stat — stay visible.
The pattern: the new agents who get to their first closing fastest aren't the most talented — they're the most consistent at follow-up. Protect your selling time, systematize the rest, and delegate the admin as soon as you can afford to.
